Rental Terms and Fees

To secure an apartment, complete our online application by clicking “Apply Now” on our website. Please have your social security number, driver’s license number, and payment method ready for the application fee and security deposit. If income verification is required, acceptable documents include recent pay stubs, tax returns, offer letters, or a linked bank account.

Our lease terms range from 12 to 15 month, depending on availability. Short-term fees apply. Please contact us for more details.

Yes, if your application is approved, a security deposit of $500 to equal to 1 months’ rent, depending on the screening of credit history and/or income verification, is required. If your application is initially declined, but later approved through our program, the deposit could be greater. The security deposit is refundable, but it may not be refunded due to damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations. More details can be found in the lease agreement.

If we can’t approve your application, third-party approval programs may still be able to, but you’ll need to provide an additional deposit directly to them.

The application fee is $26 per person, including guarantors, and is non-refundable, while a $200 administrative fee is refundable if the application is denied or applied toward the security deposit if approved; monthly fees include internet, smart home technology, for utility billing and valet waste.

Residents are responsible for water/sewer, electricity, and renters’ insurance. Your electricity will be billed through your energy provider, and your water and sewer will be billed through the property management and added to your monthly rent statement.

Rent is due on the 1st of every month. Late fees are charged when rent is past due. We accept electronic payments through our Thompson Thrift resident portal app (Apple / Android) via checking account, debit card, credit card, or ACH payments.

Yes. We partner with Flex, which allows residents to split their rent into two monthly payments.

We will contact you about 3 months before your lease expires with renewal options. Rental rates may differ from your current rate based on the apartment’s fair market value at that time. Multiple lease term options may be available, though short-term fees can apply. Renewals can be completed electronically through the Thompson Thrift resident portal app (Apple / Android). If you do not plan to renew, your lease requires a written 60-day notice before your expiration date.

  • Jackson Creek: The largest and most vibrant master-planned community in Monument. Where Woodmoor leans wooded and secluded and Kings Deer offers rural acreage, Jackson Creek delivers a well-connected, classic suburban feel with expansive Pikes Peak views.

  • Palmer Lake: A charming, historic neighbor just northwest of Monument, with an artsy, offbeat character. Its namesake lake and park, local eateries, and quick access to the Front Range's steepest trailheads set it apart.
